What is IDX?

Internet Data Exchange (IDX) is a means by which listing brokers permit limited electronic display of their listings by other participating Broker Participants and R.E. Subscribers in accordance with IDX rules (see section 12.16 - bridgeMLS Rules and Regulations)

What data is included in IDX?

Listings on the MLS that have not been opted out from display on Internet sites having a status of Active, Pending, or Sold (past three years).

Note: IDX-EZ displays only active listings.

How do I get IDX on my website?

Submit to bridgeMLS a completed and signed IDX Participant/Subscriber agreement.

There are two options available:

IDX-EZ. If you are requesting IDX-EZ (a framed link solution provided by bridgeMLS as a courtesy) then you will only need to submit the IDX Participant/Subscriber agreement as bridgeMLS serves as the consultant in this case.

RETS. If you are requesting RETS (a data feed used for a custom IDX solution) then you will need to submit the IDX Participant/Subscriber agreement and the IDX Consultant agreement signed by the company/person serving as your IDX consultant.

How much does it cost?

bridgeMLS does not charge members for IDX. Any costs incurred would be between you and your IDX Consultant or website developer. IDX-EZ requires less on the part of your developer so it is more likely to be the least expensive of the two solutions provided.

Who is the Participant?

This would be the Broker of Record for the office. The broker must first Participate before anyone under him/her can Subscribe to IDX.

Who is the Subscriber?

This is the person who is requesting IDX. Typically, the Subscriber will be an agent, however, a broker may also be a subscriber.

Who is the Consultant?

The consultant is the company or person tasked with displaying the IDX data on your website. This could be your website developer or a third-party company that provides IDX products.

What is my bridgeMLS User ID?

This is the ID you use when you access the MLS system. It is often referred to as the 'R' number.

How long does it take to get access?

We try to respond to all IDX requests within 2 or 3 business days.
